We come and see the property, check the floor areas and the paperwork, look at what has sold in the last few months a couple of streets away, and give you a price range together with the reasons behind it. The visit and the valuation are free and commit you to nothing.

What we look at, and why

The price of a house is not the price per square metre of the street: it is that, plus or minus a dozen things you only see by going in.

  • The minutes on foot to the sea, which on this coast count for more than square metres.
  • Aspect and real daylight, measured at the hour the house is actually lived in.
  • The state of the services and the work a buyer will have to do anyway.
  • The prices actually concluded nearby in recent months, which are not the ones asked in the adverts.

Why us

Does it cost anything?
No, and there is no small print. We come, we measure and we leave a written estimate. If you then decide not to sell, the estimate is still yours.
Does it commit me to selling with you?
No. A valuation is not a mandate and you sign nothing to get one.
How long does a house take to sell here?
It depends on the price, not on the market: at the right price a house on this coast sells in three to six months, while an overpriced one sits in the window for two years and then closes below the first estimate.
The house is let. Can I still sell it?
Yes. The tenancy follows the house and the buyer inherits it: that belongs in the advert rather than hidden, because it changes the kind of buyer it suits.
I inherited the house and there are three of us. What is needed?
The registered succession and every heir's signature. If something is missing we find out at the visit, which is far better than finding out at the notary.
