How we work

Before taking on a property we come and see it, and talk it through without hurry. A valuation given over the telephone serves the person giving it, not the person selling: the wrong asking price is why a house sits on the market for two years and then sells for less than it was worth.

Every property we publish has photographs taken in the right light, floor plans, verified floor areas, the energy class and the energy performance index — Italian law requires both in the listing — and a text written in the three languages of the site.

Listings also go out to the main Italian property portals, with the same data and the same photographs. We accompany every viewing ourselves. By the time an offer is made, the paperwork has been checked: title deeds, planning and land-registry compliance, energy performance certificate.

The method

Prepare first, publish after

Half the deals that fall through fall through on a missing document. So we do the dull part at the start, not at the end.

  • Land registry search and floor plan checked against what is actually in the house.
  • Energy certificate before publication, not when a buyer asks for it.
  • Compliance of the services verified, and if something is missing we know what it costs to put right.
  • For holiday lets: the national CIN code, safety requirements and guest reporting.
Step by step

What happens, and when

  1. Visit

    We come and see the house, measure it and look at the papers. An hour, and it costs nothing.

  2. Estimate and strategy

    A written figure, based on what nearby houses actually sold for in recent months, and a decision on how to offer yours.

  3. Preparation

    Photographs, redrawn floor plan, text in three languages, papers in order. Five to ten days.

  4. Publication

    On the site and on the portals, with the same photographs and the same price everywhere.

  5. Viewings

    Accompanied, one at a time, with a report to the seller after each one.

  6. Negotiation and deed

    Offer, acceptance, preliminary contract, bank, notary. We tell you where we are without you having to ask.

What is included

    Professional photographs and, where it helps, aerial shots. They stay yours even if the mandate ends.

  • Floor plan

    Redrawn and dimensioned, because the cadastral one is rarely legible.

  • Text in three languages

    Italian, English and German: half the people buying on this coast come from abroad.

  • Paperwork

    Searches, energy certificate and compliance check, before publication.

  • Accompanied viewings

    We hand the keys to nobody: we are always there at a viewing.

  • Support to the deed

    From the offer to the notary, with the documents ready when they are needed.

The method

How long does the mandate last?
Six months, renewable. If in six months we have achieved nothing, that is our problem and not yours: you are free again with no penalty.
Do I have to give you an exclusive?
Not to talk, and not for a valuation. To publish, yes, and the reason is practical: the same house with three agencies at three different prices is what drives serious buyers away.
What does it cost, and who pays?
The commission is due only once the deed is signed. Photographs, floor plan, paperwork and publication are not billed separately: they are inside the mandate, and if the house does not sell nobody pays for them.
Can I sell privately in the meantime?
If you already have somebody in mind, write their name into the mandate before signing: that person stays yours and nothing is due on that sale.
How do you keep me informed?
A report after every viewing and a call once a month even when nothing has happened — especially when nothing has happened, because that is when you decide whether to change something.
